Refrigerant pipes from condensor unit terminate in the fan coil unit/s provided within the Units. The Purchaser shall run own distribution branch ducts and supply outlets to suit the Units’ layout. The Purchaser shall maintain/replace the entire air conditioning system serving his Unit at his own costs and pay for the electrical consumption by tapping the supply from the Purchaser’s electrical meter.

Restaurant Units
Kitchen Exhaust: Common exhaust ducts for the kitchen are provided up to the back of the Restaurant Units. Regular maintenance, cleaning, servicing and replacement of the ductworks within the Unit will be the responsibility of the Purchaser.
Kitchen Supply Air: Supply air ducts and fans for the kitchen are provided up to the back of the Restaurant Units. Regular maintenance, cleaning, servicing and replacement of the ductworks and fans within the Unit will be the responsibility of the Purchaser. Electrical consumption for the supply air fans will be borne by the Purchaser and the electrical supply will be tapped from the electrical meter of the Purchaser’s Unit.

Flood Barrier
Flood barriers are provided for #01-01, #01-02, #01-03, #01-06, #01-07, #01-08, #01-09, #01-10, #01-11, #01-12, #01-20, #01-21, #01-22 & #01-23 in compliance with the requirements of the relevant authorities to avoid flooding of the premises arising from flooding in the vicinity. The Purchaser shall familiarise himself with the operations of the flood barrier and operate the flood barriers within his own premises when the need arises. The Purchaser shall store and maintain the flood barriers for his own premises. There will be water seepage at the rate of 1 litre per hour per meter length through the flood barrier by default.

Chilled air conditioning for the office floors is provided by a central water cooled chiller system. Chilled water is piped into individual fan coil units (FCU) in the Office Units from which cold air is supplied through a duct running from the FCU to the rear of the Unit.Extensions/modifications of ductworks within the Units to suit the Unit layouts shall be carried out by the Purchaser at his own costs. The Purchaser shall maintain/replace the FCUs and ductworks within his Unit at his own costs. Electrical supply to the FCU will be tapped off from the electrical meter of the Purchaser’s Unit. The normal operating hours of the central chiller system are between 8am to 6pm, from Mondays to Fridays, excluding Public Holidays. Aircon ledge is provided in each Office Unit. The Purchaser may install his own air-cooled split unit airconditioning system at his own cost to enjoy air-conditioning beyond the normal hours of operation of the central air-conditioning system. Mechanical ventilation to Office Unit Toilets comply with authority requirements. Mechanical ventilation fans and ducts within Office Unit Toilets will be maintained/replaced by the Purchaser at his own costs. Electrical supply to fans will be tapped off from electrical supply of the Purchaser’s Unit.
